The Ammon City Council gave the okay during its Thursday night’s meeting to Riviera Park’s amendment of its master plan to include a gym and car wash in its development.
The initial annexation agreement had various uses within the development, including restaurants, grocery stores, office space, townhomes and apartments. The amended master plan will now include a gym and car wash.
Riviera Park is a planned 66-acre multi-use development that proposes building a maximum of 558 dwelling units, 173 townhomes and 385 apartments. It will be located east of Costco on the corner of Hitt and Lincoln roads.
The development has a small issue: It shares 25th Street, which requires approval from the city of Idaho Falls. This multi-city approval has led to delays; the Utah-based developer for this project, Jonny Arbuckle, said they had just received approval of the development agreement with Idaho Falls last Thursday.
This has resulted in them not obtaining a bond for the improvements on Lincoln Road. Arbuckle said they plan to run the city of Idaho Falls and Ammon’s development agreements under one issuance.
Other instances that have led to delay is the developer also annexed the property adjacent to Riviera Park to the north, being Grand Peak Medical.
“There’s a lot of moving parts and we’re trying to finalize everything to get some infrastructure in this year,” Arbuckle said.
Arbuckle said he hopes to have the bond ready before the end of the month. Without it, construction won’t start until it is received.
